Polyaspartic
One-day installation, fast cure, UV stable and resistant to hot tire pickup. The current standard, and what most people mean by a garage floor coating now.
Epoxy with a topcoat
A good value option in a garage that does not take direct sun, provided the preparation is done properly.
Full-flake or quartz
Broadcast flake or quartz for grip and to disguise a slab that has seen some life. Also the most forgiving of an imperfect surface.
Polished or densified concrete
Where the aim is a hard, dust-free floor rather than a color. No coating to fail, and nothing to lift.
What it costs
What actually drives the price.
Square footage, the condition of the concrete, moisture in the slab, crack repair and the system you pick all change a coating price, and none of that is visible over the phone. These are the factors.

Preparation method
Diamond grinding costs more than acid etching and is the only preparation that reliably works. Nearly every coating failure traces back to this line.

Slab condition
Cracks, pitting, spalling and old failed coatings all have to be dealt with before anything goes down, and none of it is visible in the finished floor.

Coating system
Polyaspartic costs more than epoxy, installs in a day, and holds its color in UV. Epoxy is cheaper and ambers in sunlight and can lift under hot tires.

Assessment and moisture test
The slab is checked for cracks, contamination and vapor before anything is quoted. This is what makes the quote real.
Grinding and repair
Mechanical grinding to open the concrete, then cracks and pits filled. Most of the day, and most of the value.
Base coat and flake
Base applied and flake broadcast to refusal, then scraped back once cured so the surface is smooth underfoot.
Topcoat and cure
Topcoat down the same day with polyaspartic. Walk on it that evening, park on it in a day or two.

Etching does not open a hard-troweled slab properly. It is the single most common reason a garage floor coating peels.

Coating over an old failed sealer
Whatever is underneath is what the new coating is stuck to. If that is already letting go, so is the new floor.

Vapor from below will delaminate any coating regardless of how well the top was applied.

Big-box roll-on kits over a two-car garage
The coverage rates are optimistic and the film is thin. It looks good for a season and then shows every tire track.

The manufacturer’s warranty depends on the installer following its spec. The right answer names the training.

What do you do with the cracks and the pits?
Repaired and filled before the coating, priced on the estimate. A coating over an open crack shows it again in weeks.

What warranty covers the floor, and what voids it?
A written term against peeling and delamination, and honesty about what voids it — a car parked before cure, an unprepared floor.
